According to the data that I have that averages the Q1 2011 data for 4rm flats in CCK, the average selling price is $373k
average valuation is $355k
average COV is $18K

But there are other units in CCK listed at $400K.

I am curious to find out on your concern that HDB web data is outdated. What is the data that you are referencing HDB's data against?

As Yian Tay has pointed out, the various averages for selling price, valuation and COV. Market calling prices in consideration, you should be comfortably looking at $350k range at least based on the data.

Have you fulfilled your minimum occupation period? What is the rationale for you to sell your unit?
