Are you sure you wish to invest in the current climate and lock in your funds in a private residential property where selling within 4 years will be subjected to Seller Stamp Duty and you will need to be competing against many landlords in the market where it is likely that there are more units available for rent than tenants looking to rent?

Or you do not mind leaving the property empty such that you are banking on capital appreciation in a couple of years time before you liquidate?

Dear Investor,

It'll be good to consider either new launch projects which would only be completed in 1-3 years or you can consider a resale condo which is already tenanted.

If you purchase the former, you will get a brand new unit but will only start collecting rental after a few years. If you purchase a tenanted resale unit, you will be able to enjoy rental income immediately.

I have 2 very good investment options to propose currently. Both are 1 bedroom resale condo units which are tenanted - 1 is at Skies Miltonia and the other at The Vanderlint.

Given a choice, The Vanderlint would be the better option due to the promising future capital appreciation with the upcoming Marine Parade Mrt. Furthermore, there are many malls around as well as amenities and District 15 (East Coast) is one of the most favourable locations for rentals.

Perhaps we could discuss this further one of these days so I can understand your short and long-term goals for your investment to be in a better position to advise you.
