Are you sure you wish to invest in the current climate and lock in your funds in a private residential property where selling within 4 years will be subjected to Seller Stamp Duty and you will need to be competing against many landlords in the market where it is likely that there are more units available for rent than tenants looking to rent?
Or you do not mind leaving the property empty such that you are banking on capital appreciation in a couple of years time before you liquidate?
If you have really made up your mind in this investment, I'd likely advise you to look into units with existing rental with period more than 1 year to expiry to safeguard at least your short term interest.
