Unfortunately no, all applicants in EC application cannot own private property within the last 30 months at point of EC application. It might be better to buy an individual property on her own name instead, since it helps to allow you to get rental income. May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Good evening,

New EC are in compliance with HDB ruling. Hence the applicant have to wait for 30 months after sales of their private property before they are eligible.
However, you can opt to purchase resale EC. If your spouse is working and can obtain sufficient loan, you can opt to purchase it under her name to avoid ABSD charges.

Hi Sir,

I regret to inform you that you will need to fulfill the 30-month wait out period before being eligible to apply for a new EC.

You may wish to explore your options in a private condo. There are some new launch condos in the market which are priced near EC prices. Moreover, affordability for condo is based on 60% TDSR, whereas it's 30% MSR for EC. Hence, if you're looking at EC, I believe you will be able to well afford a condo as well.
