Hi Joe,

The type of investment which you are looking at would depends on the appetite that you have.
If you are looking at immediate returns, you can look at tenanted residential units but residential property is subjected to ABSD so if you are thinking of buying multiple units there could be a hefty stamp duty involved.

This is where you can turn to commercial units which do not have ABSD yet.

For looking at Capital gain and rental gain in the future, you can look at new launches. Buying new launches would always allow you have sufficient capital gain in future once it nears TOP since you would need to hold a unit for a min 4 yrs to avoid the SSD and can decide to sell or keep for rental yield once its TOP.

I do have a new Launch at Pasir ris called D'nest with 1 bedroom from low $5xxK and 2 bed from $6xxk. Near mrt and have a very good upside potential.
