Hi,

For subsale unit, it works just like buying any private property.

The timeline is as follow:
1) Day 1: offer a 1% to exchange for an OTP
2) Valuation
3) Letter of Offer
4) Within 14 days fm (1): 4% exercise
5) Within 14 days fm (4): BSD
6) 8~12 weeks fm (4): Legal completion, 25% CPF/cash/loan kicks in. The loan amount shall dependent on which stage is the Building under construction in. But in general, TOP (25%) & CSC (15%) amount is not in yet.

Hi,

The timeline of a subsale transaction is considered like a private transaction. The terms of the OTP can be mutually agreed upon between the Seller. and the Buyer. An approximate timeline till completion would be around 3 months.

May I know why are you only restricting yourself to these 2 developments? Are you looking to purchase for your own stay? Or is it for investment purpose?

the timeline for subsale is same as buying a resale unit ie 1% to secure the unit and 4% within 14days later.. and stamp duty is payable within 14days upon exercising your Option. For subsale unit the payment goes similar with resale, except that:
1. the completion need to take longer, 12 weeks.
2. extra cost for legal admin fee and re-issue S&P by developer, around $1,000

The timeline is as follow:
1) 1% Cash option fee
2) 4% Cash exercise fee (within 2 weeks)
3) 4%-$15,400 Cash stamp fee (within 4 weeks)
4) Legal completion (12 weeks, 20% cash/CPF + Loan to cover remaining balance depend on construction stage)

Do take note, with new cooling measures, max loan you can take now is upto 75% of the property value.

I do have a high park 2 bed sub-sale unit if interested.
