The government officially **removed the 15-month wait-out period** for private residential property owners (PPOs) buying a non-subsidised HDB resale flat.

Previously, even seniors aged 55 and above were restricted to 4-room or smaller flats unless they waited 15 months. With the rule lifted, you can transition directly from Parkview Apartments (1,119 sq ft) to a spacious 5-room HDB flat (~1,300 sq ft) with **zero waiting period**.

### Key Ground Rules for the Move

1. **Non-Subsidised Purchase Only:**
You cannot take CPF Housing Grants or an HDB concessionary loan. The 5-room flat must be financed via **cash, CPF OA savings, and/or a commercial bank loan**. *(A 30-month wait remains only if you seek grants or a new BTO flat).*
2. **6-Month Disposal Rule Still Applies:**
You cannot hold both simultaneously. Parkview Apartments must be sold and legally completed **within 6 months** from the date you complete the purchase of your 5-room resale flat. Alternatively, you can sell Parkview Apartments first and buy the 5-room flat immediately.
3. **Step 1 — Apply for HFE Letter:**
Log into the **HDB Flat Portal** via Singpass to apply for your **HDB Flat Eligibility (HFE) letter**. You must hold a valid HFE before securing an Option to Purchase (OTP).
4. **Cashflow Upside:**
Selling an ~1,119 sq ft unit at Parkview Apartments (typically transacting around S$1.1M–S$1.3M+) to buy a 5-room resale flat (~S$650k–S$850k depending on the estate) gives you larger living space (~1,300 sq ft) while unlocking substantial cash/CPF liquidity for retirement.
