An agent cannot double represent the buyer and seller. If you are looking to DIY your own transaction, you do not need to pay the seller agent.

However do understand the advantage of having an agent to assist you with your transaction;

3. Provide you with a better understanding of the pors and cons of the flat you are about to purchase

Hi,

You should not pay any commission to the seller's agent, as he/she is representing the seller and act on seller's interest.

As for yourself, you have to ensure you've done the following before searching and make an offer:
(1) Register "Intent to buy" on HDB website
(2) Arrange your means to finance the purchase; receive a HLE for HDB loan or IPA for a bank loan.

Do note the above (1) & (2) must be done before starting your home search.

(3) Identify the ownership; do not pay deposit via cash, only pay in cheque or bank transfer where there is a paper trail.
(4) Do your own research on the market price.
(5) Check for any structural defects; seller will not do any repair for you if you discover any problem after making the offer.
In the OTP clearly spelled that buyer has full knowledge of the physical flat, and no claims is allowed upon exercising on the OTP.

Hi, nope you don’t have to pay any commission to that agent who advertised for the property. But do note that your interest will not be protected at all should some hiccups occur along the way.
