Hi Mdm Teo,

I shared in my earlier post about the last transacted unit along Bukit Teresa Road for a detached house was $1093psf (land size 9601sqf) back in April 2015.

For Teresa Villa, the last transacted was back in April 2010 for $601psf.

In nearby Teresa 8, last transacted was $814psf back in September 2015 while another landed home was transacted at $541psf with land size of 4435sqf back in September 2014.

To find out a bank indicative valuation for your property, you can actual call up bankers and provide your full address and specifications (land size, build up area, last renovation) and they can assist you with that. Alternative, I can also help you check with the different banks for their indicative valuation.

As there's no very recent past transaction, the best reference will be obtaining bank indicative from bankers.

For private transactions, this is a common practice as this arguably the best gauge how much does a private property worth at the moment.

If you are not comfortable about sharing your unit details, probably you can speak to my bankers if not you can approach yours as well.
