I would like to share with you the latest EM transaction near your cluster.
1) Blk 277 low floor sold at $545k, valuation $500k, COV $45k in May
2) Blk 258 low floor sold at $560k, valuation $515k, COV $45k in April
The other transaction at Blk 277 was in Feb for low floor unit, sold at $548k, valuation $520k, COV $38k.
You may want to take this as a guide. The valuation estimated should be between $510k and $530k, it mainly depends on the level. Regards to COV, as EM is very rare nowadays, you may expect around at least $40k to $60k it depends on facing and condition of the house.
