The current valuation of units along street 12 is around $450k to $475k, with COV asking of around $35k to $50k. No professional salesperson will promise you your asking price without physically viewing your unit. Which level your unit is located, facing, corner or corridor unit, condition and renovation does have impact on the asking price.
I have sold a unit at Blk 161, months ago, at $48k plus value. This is a corner unit, nice and simple renovation, located above #8.
