I would probably advise you to work onthefinal selling price instead of COV itself as that is what will affect you in terms of final cash proceeds from the sale of your unit. Higjest price transacted in the estate was $930k achieved in Dec 2012 for a unit above #25. I'd strongly advise you to do your fair share of financial calculations thereafter to assist you in your post sales planning as well as determine who is in the better position to assist you in the sale of the property. For marketing of any property, all professional salesperson will likely utilise similar marketing platforms therefore it is important to find out who can reach out to other extensive network better for prospective buyers. I would like to share with the last 3 transaction along Strathmore Ave,

1) Blk 52 2Xth floor transacted at $868k, value at $805k, COV $63k
2) Blk 58 2Xth floor transacted at $825k, value at $775k, COV $50k
3) Blk 52 2Xth floor transacted at $900k, value at $800k, COV $100k

You may want to take this as a guide. Do take note that the market is rather slow right now compared to 3 months ago and you may not be able to fetch such high COV during this period.
