I have two questions:

1. I am looking into property investing- be it commercial or residential. Which areas will be good for rental and a beginner like myself (25 y/o )

2. Is it worth taking the property course and be a part time Property Agent? I am very interested in the property market but not sure whether I should take that extra step as it is difficult to find a property mentor.

In my opinion, there is no need for you to take up the RES course and become a part-time agent if you are only looking to purchase an investment property. I can invite you to investment seminars where you can learn a lot from the industry experts on investing in properties.

However, if you have passion in this industry and would like to venture into this as a career, I think it is a good career choice.

To be honest, investors who are not familiar with the investment landscape should spend some money into upgrading themselves to learn what is potentially a good investment, learning from those who have done it before in order to shorten the route to mastering the skills.

I am assuming that the property course which you are referring to is the Real Estate Salesperson course, where it is fundamentally a course to prepare one to become a RES, learning the legislation and etc, but not exactly what is a good investment.

Nothing comes free, therefore it is advisable to treat whatever shared during consumer seminars with a pinch of salt, because if I were to be appointed to market certain projects, it only makes sense for me to cherry pick the applicable data which makes the projects I am marketing look like a good purchase. Essentially, I am not implying that it is not a good time to purchase but rather we should really look further, ask more questions and find out source of where data can be retrieved to validate and substantiate our decision behind an investment. We know that risk is always present for any investment, therefore it is also advisable to conduct a risk assessment prior to commitment.

I have been in the real estate business since 2009, with more than 10years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

In my opinion, residential investment is a safer bet as they are more resilient during an economic downturn. However, it is also important to purchase the right product so that you will be able to rent it out easily while waiting for it to appreciate.
