I have not view any flats and not meet either agts but have sms with agent A & B coincidentally for the same unit thru Propertyguru.com.sg website.
Q1. If I purchase from agt B, being more professional and proactive. Will agt A ask for his commission?
Q2. What is the commission for the buyer to pay?

Hi Hock Seng,

What type of property are you referring to? You may wish to find out if the seller has appointed both these salespersons to market the property. If they are representing the seller, you are not required to pay any commission if you are competent to undertake the whole procedure of purchase. Otherwise, it is advisable to speak to a competent salesperson to take your case up and assist you through the entire purchasing process. There is no STANDARD in terms of commission payable as it should be negotiated between the parties involved. You may wish to get in touch with me for more details and understanding.

Good afternoon Hock Seng,

If both of them are seller's agent, you don't have to pay any commission to either one of them so maybe you must clarify with them whether are they representing seller or you as a buyer.

If you want either of them as buyer's representative, you have to pay 1% of purchase price as commission.

Normally buyer doesn't pay commission for private transaction.

Hi,

You need not pay if they are representing the seller. If you are referring to private property, you may wish to appoint an agent to handle your purchase as you will not need to pay since sharing commission is a norm in private property transactions. This way negotiation and post deal paperwork & financial calculations can be handled solely by your agent and you need not be stressed.

Good Day Mr. Ong,

For your understanding, both agents are representing seller in this aspect. They will get their fair share of their commission mutually agreed with the vendor beforehand.

For the purchaser, if you have no representing agent and want to take the hassle to settle all the negotiation, financing and legal matters yourself, one do not need to pay the agent commission. If you need an agent to assist you in the earlier mentioned matters including house search and viewing arrangement and most importantly to stand on your side, then it would be wise to pay her/him the professional service fee that are mutually agreed beforehand. This point stands regardless of HDB or private property. Imagine if you are the purchaser representing agent but are not getting paid for the professional services rendered and instead share the commission from the vendor agent, whose interest would he take care of? As the saying goes, one pay peanuts one gets monkeys. I have a true story to share with you if you want to learn more because I was not told about this theory and I suffered in the end. If I was told earlier, I would gladly pay and would eventually save more than the commission.

I understand the said property is a HDB flat.

Since you have not viewed the unit with any of the 2 agents, A and B, who represents the seller, you can pick one and go ahead to liase with him.

In this case you are up against the seller's agent, as you do not have any agent representing you.

You might want to consider engaging an agent to represent you. He will help you with all the necessary paper works, negotiation process, etc. He will always have your best interests at heart throughout the entire process. For that service, you will need to pay your representative agent a fee.

Of course you can do it on your own and deal with agent A or B who represents the Seller.

Unless you are very experienced in real estate transactions, market prices, fair values, etc, you can do it yourself.
