All are right and valid.
You have missed out a very important point.
Seller pays a comm to his agent, who shares with Buyer's agent.
You as buyer, pays nothing.
If you are doubting your agent (as there is no motivation for him), you can go straight to the seller's agent and deal directly with him.
As the law requires, agent can only represent 1 party.
He must look out for the interests of his client (seller in this case).
If you are not represented, who will look out for you?

I just closed a rental transaction, representing the Tenant. I get my comm from SHARING with the Landlord's agent.
Despite knowing that my client has a corporate rental budget of 8k, I still negotiated it down to 7k for him.
He does not get back the $1k as the company pays directly.
I negotiated to use that saving of $1k with the landlord, to have them cover the Utilities and Air Con servicing.
So now my client's company pays the rent of $8k, and he does not have to worry about utilities bill and Aircon servicing.
This is what i do for my client, even when i my comms comes from the landlord/seller.
