Ultimate objective is to sell at an attractive price therefore with the help of good sales pitching from the salesperson and network of buyers, my opinion is that a salesperson may help better.

Auction or marketing by a sales agent are just different type of marketing tools to market your property.

As long as your location and selling price is attractive, direct sales might be faster as auction will only happen on a sechedule date and time.

With auction, you broadcast your property to an audience interested in auctions.

With direct sales, your agent target the specific prospect segment base.

With auction, there is a fee to participate.

With some agency, your appointed agent (in addition to direct sales) can also present your properties via auction with your permission.
