I have a low floor 5i in Woodlands Drive 72 with a valid valuation but no buyers since Feb 2014. My agent say market is weak. I have a BTO coming. Upon checking with the latest resale prices and the huge drop in number of resale transactions around especially in Q4 2013, i would like some feedback from distinguished agents here. 1) How is the market condition, is it weak with low buying power ? 2) My unit is low floor so I may have to sell under valuation, how low can I go to attract buyers ? Isnt 15K to 30K below valuation too much ? 3) At 20K valuation, the price of my flat is almost equivalent to the recent transactions around the area ... should I just accept a low price so I can get some buying interest from buyers ? Please help advice ....
