I have a HDB (fully paid) in Sengkang which I believe can fetch rental of $300 to 2500 per month or sell for $580K to 600K based on the recent resale prices found on HDB website. I am looking at buying a resale EC for own stay, assuming if I get it at 1.2mil, I can pay for the 20% downpayment, BSD, ABSD (total $350K) completely in cash. Should I sell my HDB or not? How would the HDB rental market outlook be in the coming years?

Hi,

Since you are able to afford the downpayment and BSD/ABSD, you should keep the fully paid HDB flat to generate passive income.

Whether in good or bad market, there will always be demand for HDB flat rental, rental amount may differ by that one/two hundred.

Unless you want to cash out the HDB flat for other investment, personally i think is a no brainer to keep the HDB flat.

Evening,

Since you have the capital for the purchase, do you have other plans in mind? With $350k ABSD, you can only break even with 12 years worth of rental from your HDB unit. Why not sell away your HDB unit and obtain the proceed from your HDB and CPF return to finance your upcoming purchase. Lower loan means less interest payable, right?

Hi there,

HDB flats in Sengkang and Punggol (massive inflow of BTOs there over past few years) will start to MOP and owners there will be able to rent out whole unit. More competition over tenants by landlords thus rental market will be here or thereabout. No much massive increment in future i guess.

I will recommend you to cash out your HDB rather than earning passive income over the years.

Since you have capital of around $350k and potential sales proceeds from your current flat, I will recommend you and your wife to buy a property each (one for own stay and maybe one smaller one for investment) to avoid the ABSD if both of you are singaporeans.

Hi,

Keeping the HDB would be a wise choice. HDB prices are stable and moreover you could rent it out to supplement your income.

If you have sufficient cash to place into your second sale, keep the HDB.

There were a lot of investors who did this.

Dear sir/madam,

Interestingly wide range of advise from my fellow professionals. The key issue here will be as long as you can afford, it will be great to own a unit for own occupation while having another to rent out for passive income. It is all about financial comfort to do so, bearing in mind that should your investment unit goes through vacancy, you will still be comfortable to finance the mortgage.

YT has brought up an issue which I also wish to stress. If you have a partner existingly, it will be great to work out the finances for both of you combined as well as an individual to determine if each of you can afford to own a unit seperately. If this permits, I'd advise you to make your next purchase for own stay first, and sell away your HDB to get the ABSD back, and seek to purchase another investment property. I can advise you in finer details further if you are keen to explore.
