If we refer to the Straits Times Classifieds today on page C10, we can notice that the HDB Volume for the Tiong Bahru estate is still in relative good numbers. Other than the newer clusters, I believe most precincts in this estate are facing similar lease balance concern, and prospective purchasers who are making enquiry or looking out for units in this estate are prepared to consider the shorter lease balance.

That leaves sellers to consider more into the price positioning mechanism, unless we are facing additional concerns like ethnic restrictions or lower floor units with unfavourable facing or orientations.

Perhaps we can have a more fruitful discussion if I am able to know more details about your unit and also your plans moving forward. With more details available, I will then be able to consolidate more data and statistics which are applicable and translate these data into information for your understanding and decision making process.
