I have a HDB BTO soon to be fully paid in 3-4 years time. I do not wish to sell this HDB of ours, as its location is very good i.e. opposite of Seletar Mall. Any agent can assist us on the purchase of a 2nd property in Singapore? What are the factors that are needed to consider? Any calculations regarding a 2nd property would be appreciated. Looking for a property not more than $600k. Thanks.

Hi,

I would be glad to assist. Firstly you must have met your MOP of 5 years before you can purchase 2nd residential property.

For SC 2nd Property purchase, breakdown as follows as you still have a hdb loan outstanding.
25% cash
25% cpf
50% max bank loan
10% stamp duties approx (bsd+absd)

It maybe in your interests to pay down the loan fully so to be able to loan 80% for your 2nd property.

You may wish to consider a 1 bedder at Kingsford Waterbay, which is under 600K. Thanks and hope to discuss your housing requirements and plans further.

Hi Mr Imran,

To purchase a second residential property, you would have to fulfill your 5 years MOP. You will be liable for 7% ABSD, and since your resale unit is not full paid up, you would be granted 50% loan instead of 80% loan.

It is always wise to diversify your assets, to reap a passive income in view of the weak market sentiments and thus, your post comes at a timely manner.

Firstly, have you fulfilled the MOP requirement?
Secondly, as your current mortgage has not being cleared, you will only be eligible for 50% loan. Upon setting aside the CPF minimum sum, you will then be eligible to utilized the balance to settle the down payment.
