I have a HDB and a Condo, both of which has some loans (HDB - less than 50K, 3 years old 3 bedder Condo - approx 650K). I have approx $120K-150K cash on hand, what would be a good investment that will generate some passive income and at the same time, good for long term investment ?

Hi Sir/Mdm,

As there are outstanding loan for both your HDB and Private Condo, it will be quite difficult to obtain a substantial loan for your next property purchase. Moreover, you will need to pay Additional Buyer Stamp Duty if you were to purchase a residential property.

You may want to consider investing overseas instead for better returns and potential capital appreciation. Please feel free to contact me so that we can discuss further.

Good afternoon investor,

As you have two outstanding loans at the moment, you can obtain max 40% bank loan for this purchase. Even if you fully pay up the loan for HDB, max loan will be 50%. Your initial outlay will be at least 63% of the purchase.

1) 50% downpayment
2) stamp duties (10% + 3%)

Probably you want to consider commercial or industrial properties instead where you wont be subject to ABSD if not, alternatively will be overseas properties.

Are you referring to purchasing another property for investment? If you are targetting a 3rd residential property, I am afraid that the cash on hand you have is probably just enough to cover the Additional Buyer's Stamp Duty.
