I have a complicated question need some advise.

Below is me and my Wife profile :

Me: Singaporean
Wife : Singapore PR

We bought a Resale HDB one year ago under Non-Citizen Spouse Scheme. This is because my Wife was not yet a PR. She has recently gotten her PR after one year of staying in the Resale HDB. When I applied for the Resale HDB, my wife was still not yet PR. Therefore, she is not a joint owner but is stated as occupier in the current Resale flat contract.

I want to check the following as we are looking to buy a private property now but wish to keep the Resale flat.

1. Can my Wife make the purchase of the private property under her name now ?

2. Can the purchase take place now or must my Wife need to wait 4 more years for MOP of the current Resale HDB flat before she can purchase ?

3. Must the private property be under both our names or can it be under my Wife name only ?

4. As a PR, can my Wife buy a freehold property ?

1. Yes, your wife can purchase a private condo under her name.
2. She can purchase any time.
3. It can be either under both your name or just her name
4. Yes, is possible to own a freehold property.

Fyi, if purchase under your name, there is a 7% ABSD. If purchase under her name, there is a 5% ABSD. Please drop me an email for me to share more on the purchase requirements and the procedures.

Good morning,

When you purchased the resale HDB unit one year ago, you would have included your spouse as essential occupier. Given so, both of you are required to fulfill the MOP requirement before you can purchase your second property.
If this purchase is done under your spouse name, ABSD payable will be 5% but if it's under your name, ABSD would be 7%.

Hi Sir,

It is actually not that complicated. Let me help you with your enquiries:

1) and 2) Your wife cannot purchase a private residential property now, as she is the essential occupier of the HDB flat that you purchased 1 year ago. She will need to fulfill the 5-year MOP period too, before being able to purchase a private residential property. She can however purchase a private non-residential property, as it does not falls into the MOP restriction.

3) It can be both under her name or both your names.

4) Yes, she can purchase a freehold property, as long as it is "strata-titled".
