Normally for such case, unless you are very sure, or do have people who has gone through this DIY case before, I would rather that you engage one agent to help you.
- But before you have finalise with the buyer, is this buyer DIY also?
- Have you talk to the buyer the term and condition that you might have?
- Do you need any extension after completion?
- Have you done your own financial calculation and how much cash process you can get back from the sale?
- Etc...

Try look for someone who can give you more advises on your sale first giving out the OTP to the buyer.
