before we get into the details of how much, there are many questions such as will you be buying after you sell, and what is your financial position.

But off the bat, I will say you should expect to be able to sell it for $475K based on the most recent transaction at blk 4. But again it depends on the condition of your unit as well.

2) Blk 4 low floor, transacted $433k, valuation $415k, COV $18k in Aug

You may want to take this as a guide. You should be able to sell around $450k to $480k depending on your condition, level and facing.

I will recommend a suggestion to clients which always in dilemma over the possible sale price of their unit.

Past transactions are very helpful in providing you a gauge on the possible sale price but how accurate can it be?

Why rely yourself on estimated figures when you can just spend a minimal amount of $170.50 to request on a formal valuation?

With the actual valuation, you will possibly get your possible sale price inclusive of COV.

COV will depends on the house condition, facing, floor level (yours considered not bad) etc.
