I commute daily to work in Singapore and stay in Johor at my own terrace house still under mortgage joined name with my spouse. Both of us are holding SPR for > 15 years and earning > SGD$100K annual salary with SGD$150K in CPF and SGD$150K in stocks and saving. with age catching up in my early 40s and children growing up in secondary school(study in Malaysia) with potential intention to further their studies in Singapore local Poly in 3 to 4 yeas time. I have intention to acquire a 4 room flat in Bukit Batok near my relatives in 1 to 2 years time. I hsve the following questions and open to all suggestion to help me to meet my and my spouse goals: A. Can I appeal and keep my Malaysia properties upon acquiring a HDB 4 Room unit? any alternative? My long term plan is to have an alternative plan after i reach retirement age at 55 B. Can I get one 4 room flat with existing rental income for x 2 bedroom as I only need x 1 room for now until my children grow bigger?

Hi Sir/Mdm, first of all, I truly admire those who commute to work daily from Johor as it's definitely require lots of perseverance! Back to property issues, i believe that appealing to keep your Malaysia properties while you purchase a HDB flat in Singapore maybe pretty challenging. HDB is stringent on these matters. However, you could always try to write in to appeal. Else, with your finances, you could instead choose to also purchase private properties while you keep your Malaysia properties. There's a number of value purchases in the market. As a form of investment as well as own stay. Afterall private properties in Singapore still have lots of potential for capital appreciation. You could also leave this property with potential increment value to your children helping them to pave their way into the compeititve future. With your given salary, bank loans shouldn't be a big issue but for this you will have to speak to a professional banker in due course. Your CPF can also be used to fund the purchase. Regarding Qn B, for HDB, yes you are able to rent out 2 of the 3 rooms in the 4room flat for extra income. It's perfectly legal as long as you occupy the house. Subletting the whole house will require you to fulfil 5 years minimum occupation period. For private properties, there will be no restriction on how many rooms you want to rent.
