I bought HDB resale flat last 3 years ago and have to sell back as I am going to abandon my PR status. But for investment I want to buy private condo apartment. Anybody advise me that
(i) my current home loan can be carried forwarded in some way to new loan for private property
(ii) in my case am I possible to get 80% loan from bank
(iii) if I have cash in-hand about 180k (incl. profit from HDB flat sale)with how much selling price of property can I buy

Evening Kate,

You are PR and bought the HDB resale unit 3 years ago. You should have fulfilled the MOP under the old scheme. You will be given 6 months to sell off your unit. You also need to work with CPF board on when and how you can withdraw the funds from your CPF account. As to the purchase of private property, with $180k at hand, exclusive of CPF funding, you should comfortably get a unit of around $850k to $900k.

Mortgage loan for HDB cannot be carried forward to your purchase of private property. As for how much loan you can get, it would depend on your income status and credit record. This indirectly affect your buying power.

Hi Kate,

1) Sell off your HDB
2) Buy a pte condo
3) Then abandon your PR status.

Please note that foreigner is require to pay an additional buyer stamp duty of 10% when buying property in Singapore.

Hence, do it before you drop your PR status.
