I bought an EA in Punggol in 2008 for less than 400k. MOP already met.
With the recent coverage in the media regarding further development of Punggol, do you think I should hold on to my EA for future capital appreciation as there are not many EA in Punggol. Or should I sell and upgrade to a EC instead.

Evening Kwok,

As per news report, upside for Punggol is there but not great. Units in Punggol have enjoyed greater growth, in comparison to other estates. If the growth gap continue to widen, it might deter potential buyers. As for your case, your intention is to upgrade. Selling high might also mean you will end up buying high. In my perspective, all investors prefer the upside of market but when you are not prepared for the downside, things turn bad. Work yours sum and weigh your priority.

As what Mike has mentioned, you need to work out what your priority is in your plans.

You are right that potential upside for Punggol is there after the announcement, but look back at the past few announcements for Punggol and relate it to the price trend, do you foresee that the growth would be significant enough for you to ride on the capitall appreciation and spend lesser or loan lesser for your upgrading plans?
