I am thinking of buying a property for own stay.
If I purchase a property from someone who paid resident rate property tax, do I have to refund him the residential rate apportionment or the owner-stay rate?

Hi Roger

Residential Property Tax is usually paid in advance. You will reimburse them on a prorated basis from the completion date.

I suggest you engage an agent to assist you as the commission is generally not payable on the purchase.
You can then leverage on the agent knowledge and experience for free.

Hi Roger,

Typically the buyer has to refund the pro-rated unused resident rate property tax (higher) amount that seller has paid for the whole year. Depending on the Annual Value for the property, the difference can be significant.

This is where an agent can value add to the purchase, as there are some unforseen situations that may end up being disadvantageous to the buyer.

Hi Roger, for the tax rate that is refunded back to the seller on a pro rated basis, all these will be sort out by your lawyer and you will given a statement as well including the management fee issue.

Good evening,

Let me help you on this.

A property owner will have to pay an annual property tax early in the year.

Therefore if he sells it to a buyer, buyer will pay him pro rated property tax to seller.

Example,

seller pays for whole of 2018. Buyer completes purchase on 1/7/2018. Therefore buyer has to pay seller pro rated property tax from 1/7/2018 to 31/12/2018.
