In terms of potential of appreciation, it definitely has to be a private property, however, you will need to compromise on the amount of space for a private property over HDB.

Hi,

It is obvious to real estate salesperson who breath in and out from property will be able to tell you that private property is the correct choice for investment.

For own staying, we might have different opinion though.

It is easily observe from past transactions for both private and HDB, which one can give you a better yield and capital appreciation.

Private property has a greater flexibility to rent, sell & buy. Thus your customer can come from all angle, whereas, the main objective of HDB flat is meant to build people who need a roof over head and capital appreciation is just a by-product due to the economy growth and scarcity of land.

Its a great decision to start planning.

It really depends on your objectives as it will impact on the future purchase or planning that you might have down the road.

1. Do you currently own a property. As it will affect adbsd.
2. Buying a private, you can only buy a hdb after 30 months

There are implications on property investment. And any other of your plans considerations.

For general investment question, Going private would be recommended as there is not much info to work on to provide a better advise.

Hi,

When I see the word "invest", the word "HDB" is immediately ruled out of my dictionary.

As Government has stressed too many a times, HDB is never, and never will be meant as an "investment".

HDB is mainly for own occupancy, and there are many stringent rules to keep prices affordable for young couples especially. You can also never rule out HDB implementing harsher rules if they feel that HDB prices is rising above what Government wants it to be. Take for example, before 2010, MOP was 3 years, after 2010, it becomes 5 years. You may not know, if prices of HDB goes high beyond expectations, Government may even implement a 8-year or 10-year MOP in future. You can never say never. Have you thought, what will happen to HDB prices then?
