Hi,

Is there a need to move out from your current place and stay on your own? If not you can consider to apply for 2-room new flats in the upcoming Oct launch exercise, typically new flat BTO purchase generates more capital gains relatively upon 5 year MOP as compared to resale purchase, due to the entry price being at subsidized rates.

If you are need for own stay soon, it may be good to do some calculation in terms of affordability which will determine 3 or 4 room is the better approach.

Hi, do you currently have an alternative place to stay at the moment? I assume you have yet to inherit your parents house and is thinking whether it is more wise to do so or purchase a house of your own. This depends greatly on what are your goals or plans moving forward as it will greatly affect everything. A 40year old HDB flat is at risk of facing lease decay if left unsold for a long period of time, unless you plan to stay in it for a long time.

It depends on your objectives. If it's for investment purpose, do take note that you will not be able to rent out the entire HDB flat as you will need to fulfill the MOP, i.e stay there during the period.

Because of this MOP rule, it may not be the most profitable option for you, especially more so if you do not enjoy any housing grants.

If you have the option to choose between purchasing and inheriting, I'd say inheriting option should be good, while you keep the cash you have for the purchase to look into other investment options, given that there should be no outstanding loan for inheriting a property.

There is in general no standard right or wrong answer, but how applicable it is to you, given that you maybe living in the property.
