Congrats on taking your first step towards financial freedom. In my opinion, if it is within your budget, you may want to consider getting a 2BR unit instead of 1 bedroom for investment purposes. This is because for 1 bedroom, you targeted tenant pool is only single and at most couple and not family, whereas a 2BR unit will be able to attract family profile on top of these profiles. In the future, when you wish to sell, a 1BR will likely attract another investors like yourself whereas a 2BR unit may be able to attract investors and also HDB upgraders. You have a bigger pool of tenants and buyers and are likely to have better returns.
In terms of location, I would not suggest places like woodlands, seng kang or tampines. This is because these areas are not very centrally located and you may have limited tenants pool to tap on. For investment, it is very important to get somewhere nearer to central and also within 10 mins walk to the MRT to attract tenants easily even in a down market.
