I am selling my hdb unit in sengkang west that has just completed its MOP. i am looking at purchasing a 1 bedder private condo for investment purposes. In terms of capital appreciation and tenancy pool potential, which of these three areas is a better area to buy in (woodlands, sengkang, tampines)? Or should i be looking at other areas in the country.

It depends on your objectives and requirements as well. You are planning to purchase 1 condo for stay and 1 for investment after selling your hdb? I have worked with clients with similar plans before, there could be other areas that you should look at, happy to share more where the value buys and growth areas are.

Personally between these 3 locations, I would go for either Woodlands or Tampines. Reason being is that there will definitely be capital appreciation in Woodlands due to the transformation and all the plans for Woodlands and same for Tampines. On top of that, there is a good tenant pool for both these locations.

There are other good locations too for investment but it would depend on your budget, short and long term investment plans and other factors. It would be great if you could drop me a text/whatsapp and we can discuss further. Once I know all your requirements, I would be able to advise you whether to stick to 1 of the 3 abovementioned locations for investment or to go for other locations.

Dear Sir/Mdm,

Congrats on taking your first step towards financial freedom. In my opinion, if it is within your budget, you may want to consider getting a 2BR unit instead of 1 bedroom for investment purposes. This is because for 1 bedroom, you targeted tenant pool is only single and at most couple and not family, whereas a 2BR unit will be able to attract family profile on top of these profiles. In the future, when you wish to sell, a 1BR will likely attract another investors like yourself whereas a 2BR unit may be able to attract investors and also HDB upgraders. You have a bigger pool of tenants and buyers and are likely to have better returns.

In terms of location, I would not suggest places like woodlands, seng kang or tampines. This is because these areas are not very centrally located and you may have limited tenants pool to tap on. For investment, it is very important to get somewhere nearer to central and also within 10 mins walk to the MRT to attract tenants easily even in a down market.
