Hi Adriano,

I estimate that your valuation should be nearing to $480k range. COV range will greatly depends on your unit, however, it is important to know your motivation for selling. I've sold a 5I unit in Punggol recently for $35k COV in 2 openhouses, where the owner did not wish to hold on too long, otherwise I believe the COV range can go even higher, as I have also recently transacted a unit in Tampines (original condition, no lift upgrading, walk up) for $22.5k COV.

Hi Mr Adriano,

A common valuation should be around $450K to $480K thereabouts. You should be able to call for about $40K to $50K for COV. My team sold an unit in Compassvale and we managed to get $57K COV for our buyer.

Indeed there are many factors that will affect the COV and there are also many ways to sell a house. But I have to share with you that selling a house is really not just about openhouse, newspaper ads and internet ads. Selling of houses is like science. This is not a sales speech, I really mean it. I am one agent who DOES NOT do open house. If I may have the opportunity, I would like to share with you why. I will also share with you how will I sell your flat and what are the sales tactics that I use. Normally, the houses that I sell is sold within 3 days. There is only one house that I sold in 2 weeks because I was on a family vacation in Hong Kong and I closed the deal for my seller while I was in Hong Kong.
