Hi,

1) Transferring of HDB flat share between immediate family is allowed.
2) However, if your son had utilized CPF funds in paying downpayment and/or monthly mortgage, your wife will have to top up this CPF fund with accrued interest in cash or CPF fund.
3) I suggest you approach your HDB branch office to do a preliminary finance calculation to see whether your wife has the financial capacity to takeover his share.
4) Lastly, your spouse will have to observe a 5yrs MOP after the transfer, implied that you are not allowed to sell the flat within the next 5 yrs.

1) However, there are some rules you need to take note of with your wife. As my colleagues mentioned, the MOP will be affected.

2) Separately, your wife needs to be eligible to hold a HDB flat too.

3) Lastly, there could be stamp duty implications doing what you proposed.
