The current estimated value for 3 room flat in your Block is around $300k to $315k, with COV asking of $30k to $45k cash.
As for the purchased of Jumbo unit in AMK, there are multiple hurdles to clear. It's rare to fine Jumbo unit in AMK. The current estimated valuation of Adjoined or Jumbo unit is around $650k to $750k. Being rare, it's COV asking can be quite huge, depending on it's actual location.
To tackle such issue, one would normally purchase first and sell later. By doing so, you need to have all things well planned and be prepared to it when the moment arrives.
