I am planning to sell my EC now . This year is the 8th year after TOP , so I am in a dilemma of selling now or wait until 10th year to sell at higher price . Also , my home loan 3 years lock in period with bank has just over and I am looking to refinance the loan , can I still sell the EC after refinance ? Please advise.

I'm sure you have gathered news that resale private property market ain't doing well. With more new launches TOP in coming years, things might not be as rosy. Your best catch might be the low psf pricing and sizing.

Hi,

It may not be a given that 10years later it will definitely go at a higher price, when cooling measures are set to stay in place, and private resale price index moderating downwards. Newer condo projects might also be favoured next time.

May I do an analysis for you with transacted data so to share with you the pros n cons of selling now and later? You can make your conclusions from there. Thanks and hope to have the opportunity to work with you.

Good evening seller,

Difference between selling now and in 2 years' time might not necessarily means you are able to sell at a higher price then compared to now as the project will be privatized. It might just be a larger pool of buyers.

For instance, if foreigners can purchase a private property that is younger than yours and at about the same pricing and size in the same area, I think they will prefer a younger project.

As for early redemption of loan after refinancing, you might just have to bear some penalty costs.

Dear sir/madam,

What are your plans moving forward if you sell? Buy another property? Buy what type of property? I fully understand that a seller will definitely hope to sell high, but how much higher can your property fetch between now until 2 years later? In a real estate cycle, we are always riding on opportunities. Sell low and likely buy low which means you are not losing out in the buy sell process. What matters will be the prevailing interest rates. Are you going to capitalise on the current low interest rates and move on supposedly you are intending to upgrade where loan quantum maybe bigger?
