For a start, breakdown of (purchase price) as follows:

5% Cash
15% CPF
80% max bank loan
3% buyer stamp duties & legal fees
0 to 15% Additional Buyer Stamp Duties (depending on your buyer profile, whether you are SC, PR or Foreigner)

Bank loan depends on your age, income and credit profile. It is best to get an IPA with bankers I know who can assist you.

For 2 bedders less than 800K in the east, will you consider under construction properties, or resale properties? There are certainly value-buys I can share with you, but would need to speak to you further to understand your requirements.

Currently almost all 2 bedrm in the east that are near to MRT and below $800k are below 600 sqft. Is 600 sqft an acceptable size for you? If not, you may wish to consider more expensive units or further away from MRT.
