We need to distinguish between own stay and investment as the number of properties that suits both are few and far between. I suppose you mean that you are looking to purchase a landed home for own stay while having an eye for capital appreciation in time to come.

If we look at historial data in terms of number of transactions, D15 has clocked in healthy figures, despite the downturn in market and has been that way for easily the past decade, however, it does not indicate that there is appreciation in value. It simply means that the exit is more achievable as there are always buyers looking into D15, therefore it has better liquidity.

Hi friend,

As you have already seen by now, majority recommends D15.

However, I would be slightly more specific.
D15 is big.

Depending on your budget, you might not be able to purchase something on the BETTER part of D15.

A great part of D15 has very narrow roads, super heavy traffic, super densely populated.

In other words, should you want to sell, you face loads of competitions, unless yours is in a superior part of D15.

Perhaps you might want to take a drive to D15 and look for yourself.

I are many far better locations BETWEEN Jalan Kayu and Opera estate.

For me , price of Jln Kayu is relatively low so there is upside compared to Opera Estate area.
