I am interested in buying a hdb Shophouse. I have viewed a few with leases around 48 years to 54 years old. My first question is this, is there any loan restriction for me? I am currently 35 this year.

2nd, can I use cpf to pay for the residential portion of the Shophouse?

3rd is there any citerial to apply for a F&B license, example the size etc? I'm keen for F&B operator shop house.

Dear sir/madam,

You need to check with the banks on the loan availability based on the lease tenure balance, as well as usage of CPF on the residential component. For change of use to F&B, you will need to apply to URA for change of use, which is usually the most challenging to change into F&B approve usage. It will be in your interest to consider those existing units where F&B is already approved.
