Dear sir/madam,

Different buyers have different objectives when looking to make a home purchase.

Why have you shortlisted Villa Verde as a project you are interested in the first place? At 20years into the tenure, we are definitely seeing the potential for appreciation in value diminishing, however, purchasing a home is not all about making money when you are looking to sell it in the future for many buyers. The perks of purchasing a place at a certain location can be for convenience, for example being near to parents, grandparents, schools, office and etc, where the convenience cannot be measured in terms of dollars and cents.

For example, a property in Villa Verde can be very cheap in comparison to what is available in the market, however, it cannot appeal to me as a buyer because my parents and in laws are all residing in the east, my children are going to schools in the east and their friends are also in the east. My business is based in the east too. Therefore it makes no sense for me to purchase a family home in Villa Verde because it will incur additional costs for me to be in Villa Verde and these are the costs which I am unable to measure.

In this instance, is there any other projects which you maybe interested in and does not pose the same concern as you have for Villa Verde? That would then be a more worthy comparison and will help you in making a decision better.

If you want my honest opinion, I would think that 20 years is probably a little too old for me to consider. Because if I were to stay there for another 10-20 years, the balance lease would be fast approaching below 60 years. That is where I will face problems selling off.

However, it all still depend on your needs and objectives. If you plan to stay for 5-10 years, it may be a good short term fix for your family.
