I am getting divorced with my wife and we are planning to sell our Pasir Ris EA Flat. Its our 2nd flat and we planning to buy two smaller flats. her a 4rm in Tampines area and me a 3rm room in the east area. Its our 2nd loan and we have two teenage kids. One child will follow her the other will follow me. It is an amicable divorce. I am looking at 0.5%-1% commission for selling The Pasir ris flat and similar to the buying of the other two smaller flats. Is it possible to take a 3rd loan from HDB? Minimum occupation will finish in Nov but we want to things done sooner. Any Agents interested, please call me.

Hi Mr. Sha Fa, it is quite unlikely for HDB to approve for the 3rd housing loan. Theoretically, sellers need to fulfill the MOP, however, HDB may consider their request depending on the Court Order.

Evening Sha Fa,

Firstly, due to joint custody, only one party are allowed to purchase resale unit under Public scheme. The other party will have to purchase resale unit under single scheme.

Secondly, to get third HDB loan is possible but it would be dependent on your current status. Do note that 3rd HDB loan will be based on market rate and any prior terms set by HDB.

Thirdly, as your current unit have yet to fulfill MOP, it is good to do the background work now while waiting for it. Things like how much cash proceed and CPF refund, from sales, how much loan are both of you eligible for, be it from HDB (subjected to appeal and conditions) or bank loan and which estate is ideal for both of you would be a good start.

Lastly, upon having everything settled, we can then discuss and work on the commission payable, based on the amount of work done. I believe both of you are more concern about acheiving what both of you want rather than scrutinize on the commission payable.
