I am eyeing on D19, preferably near MRT and under 1million for 2BR with a decent size above 750sqft for my own stay

I am also considering older projects, such a chiltern park. However, looking at the remaining lease of 79years, I am concerned if there is any resale potential left, assuming, I stay for the next 8-10years. No one knows what happens after 99 year lease is up, and currently enbloc market is at a low, developers are not keen to buy big plots of land.

Want to know, what are your opinions on it?

Hi,

Your concerns are valid and at the 60 year lease mark, bank and cpf financing is actually more restricted. In my humble opinion, if you are considering older resale projects I would suggest going for bigger units , which will become less in supply as newer units become smaller in the future (the new norm). This may draw the demand back to older bigger units in the future as space becomes a premium. Another factor would be to spot projects with enbloc potential. Hope to have the opportunity to share some of my inputs. The enbloc market may be quiet now but it will not be this way forever as it goes through its cycles.
