Hi, for 3 bedrooms the tenant will usually be a family, 2 bedrooms will more likely attract singles or couple. So it depends on what type of tenant profile you want to deal with.

For families, they would usually stay in the suburbs or places near schools or shopping. For singles and couples they usually prefer to stay nearer town especially if they work in the city. Hence nearer city there are more smaller units.

That said, the price of a smaller unit in town could be the same as a 3bedder in the suburbs. So it depends on which area you prefer.

For rental, buying a place near a MRT or city is always safe.

There is a 2bedroom unit at Dover parkview asking $990k tenanted for $3400 and a 2 bedroom at One Amber (near Parkway parade) going for $1.55mil tenanted for $4.6k. Let me know if you want to view them.
