I am a single SPR, let say I have about 100K in hand that I would like to use for investment (for downpayment) in either commercial or residential properties. Could you recommend which HOT properties that are within my budget and have high capital gain/high rental yield in the future? I don't mind if need to wait for 5-6 months to get new property project launched and booked it as long as it has good prospect.

Is this going to be your first property? Do you have any loan issue on hand?
