I am a Singaporean, married to a foreign spouse (on a Dependent pass). He has no intention to obtain citizenship or PR. We are looking to purchase a landed property in SG under joint tenancy.
I understand that PR n foreigners are not allowed to purchase landed property in SG without prior approval. Would it be possible to appeal to SLA for my case? Should I pass on before my spouse, would he (assuming he is still a foreigner) be able to claim ownership of the house since it's under joint tenancy?

Hi Mdm,

It will be difficult to appeal for your case. You may wish to purchase it with only your name instead. Unfortunately, he will also not be able to take over the house in the future. You may want to consider getting a non landed property instead?

You may try to seek approval from SLA - LDAU, however, I would advise to only attempt if the following applies to your scenario:

- A foreigner who contributes to the economic benefit of Singapore

- A foreigner who possesses qualifications, skills or experience that provides value or benefit to the economy of Singapore

Assuming when you passed on and your husband is still a foreigner, under Rights of Survivorship, the sole owner will be your husband. However, for foreigners, they will be bound to sell within a period of ten years from the death of the deceased owner.

Would you consider other options like Penthouses? "Landed in the Sky"... or maybe explore other options? I am looking forward to help you with your purchase of an ideal home if possible! :)

Good afternoon,

You can definitely purchase landed property under sole ownership. However, in the event that you pass-on before your spouse, you will not be able to WILL the landed property to him if he stays as foreigner.
