I am a Singapore PR and currently own a 4-room HDB. If I want to upgrade to a Condo, what are the implications of ABSD after the new 11th Jan rules? Any difference in ABSD if I opt for U/C or completed condo?

Morning KS,

Under the new cooling measure, you are required to sell off your HDB unit within 6 months from key collection of your private property. If you opt for BUC, then you have to sell off your HDB unit with 6 months from TOP.

Morning KS,

1) If you choose to purchase a condo first before selling off your HDB within 6 months from condo completion, you will be subject to 10% ABSD.

2) If you choose to sell off your HDB then buy a condo, it will be 5% (because it will be your first property in Singapore).

Last of all, if your spouse is a Singaporean, you will be able to apply for ABSD relief for both options thus the ABSD incurred will be refunded back to you if approved.

No difference in ABSD for either one options.
