Good morning Irene,

Have you fulfill your 5 years minimum occupation period? Even as an occupier, he has to fulfill MOP before he can buy a private property himself.

As this will be his first property purchase, it will be 3 to 4 % buyer's stamp duty and 5% additional buyer's stamp duty. Max up to 9%.

3% - property value up to $1m
4% - property value above $1m

In order to purchase a private property on his own, your Husband will need to fulfill the 5-year MOP of your current HDB flat.

If you had done so, he can purchase a private property under his sole name. Do take note that ABSD of 5% applies, on top of the normal BSD of 3-4%.

5% Cash = $50,000
20% Cash/CPF = $200,000
BSD (Cash/CPF) = $24,600

Hi Ms. Irene,

1) An occupier of an HDB is allowed to purchase a private property once the MOP is fulfilled.
2) As an SPR, he is subject to a 5% ABSD on top of the BSD.
3) BSD (Buyer Stamp Duty) is around 3% for a property at or less than S$1M and around 4% for property more than S$1M.
