I am a PR, my husband is sg citizen, can we purchase a resale HDB, put me as owner and my husbnd as occupier, 1)Can the occupier purchase a private property after MOP met?2)Does he need to pay ABSD? Thanks

Hi Joan,

This is not possible as your husband will have to be the owner. He can purchase the resale HDB under his name and have you as the occupier. In this case, once you have fulfill the 5 years MOP, you will be able to purchase a private property and only is liable for the 5% ABSD as a SPR.

To answer your question:
1) Not possible as a single PR is not allowed to own a HDB. However the reverse (Husband owner, wife occupier is possible) If your husband is a first timer, both of you are also eligible for HDB grants.
2) Both owner and occupier are allowed to purchase a private property after MOP is met. However the owner is subjected to ABSD of 12% for Singapore citizens and 15% for PR.
What you can do in this case is to list your husband as owner while yourslef as occupier. After 5 years, you may purchase a private property and only incur 5% ABSD as a PR instead of 12% or 15% ABSD as a second timer. Do contact em at 93375051  for a free and non obligatory discussions on this.

Yes, your Husband is able to purchase a private residential property after both of you have met the 5-year MOP of your HDB flat. However, you may not be able to rent out your HDB flat.

For Singaporean's first property, no ABSD is payable.
