Hi,

Sure after setting aside 155K for minimum sum requirements, you still have abt 200+45K = 245K to plan with for your investments. You can consider 2-3 bedders going around 900K - 1mil.

What will be your investment timeline? If you are holding the investment property for next 5 to 10 years, it is a good time to enter now as its a buyers market. If you are holding long-term, the question becomes how confident is one in Singapores future? Our current economic fundamentals are sound, land is limited in Singapore, the current slowdown in market sentiment may only be temporary. It will be best to work out a financial plan first to see the viability of the plan.

Nevertheless, do take note of these few items:

1) ABSD

Both of you will be subject to ABSD for this second property purchase. If you want to minimize it, you can try decoupling. It has its pros and cons so I can forward you a powerpoint slides and see whether you are keen to take up this option.

2) CPF Minimum sum

If you have intention to keep your HDB and have utilized CPF OA funds for it, both of you have to keep a minimum sum of $77.5k in each of your CPF OA + SA before you can utilize the excess funds on this second property purchase.

Let's say if you choose to purchase under both names, your initial outlay will be 20% downpayment (5% cash and 15% CPF OA funds or cash), estimated 3% buyer's stamp duty, 7% additional buyer's stamp duty, legal fees, valuation fee, stamp duty for mortgage etc.

You should be able to afford a $817k property with $200k cash and $45,000 CPF OA funds (initial outlay is around 30% of purchase price).

3) As of now, it's a buyers market. You will be spoilt for choices. You can either purchase a resale (with or without any current on going rental) or new launch (if you can wait and you will be without any rental income for the next few years). But normally capital appreciation in new launch will be higher compared to resale units.

You have to be SC owners and must have fulfilled MOP to be eligible to proceed forward and purchase your second property. If both of you have utilized CPF monies for your current HDB unit, each of you will need to set aside at least $78k in your CPF before you are eligible to utilize the balance. Furthermore, depending on both your income status, TSDR and MSR rating, you must be able to obtain at least $480k to $500k loan, subjected to the sizing and location of unit that you are looking into. There are other payments like 7% ABSD and 20% down payment that might set you off track.
