I am 42 and have a fully paid 5 room hdb flat and a million dollars cash in the bank. As I have 5 years of MOP to serve out, I can't buy any residential property now. Should I (1) Get a commercial property to ensure that I don't miss out on the property upswing? (2) Apply for an EC or new BTO in a good location like Queenstown a year later as second timer and capitalise on future capital gain? (3) Wait 5 years later to buy a condo while keeping HDB for rental? (4) Buy overseas property after MOP? (5) Don't buy property and invest in REITS, Capitaland or other property stocks?

With $1m CASH sitting in your bank, you have plenty of options.

Yes, you can consider a commercial property, but please be extra cautious on which commercial property to buy.

As for BTO, there is no certainty that HDB will launch flat selection in Queenstown, and even if they do, it is definitely going to be over-subscribed. I'm not sure if it is wise for you to leave it to Chances?
