I am 40 yrs and a S'pore Citizen. Together my wife and I 1st tme bought an EA flat somewhere in the south west area. We have stayed for about 10 yrs. My question; what is the procedure to buy a condo,and if we did't have enough cash can we sell our current flat and upon our COV we deposit our dream condo? Pls englighten me.

Evening Jack,

To purchase resale condo, the Option fee is 1% and Exercise Fee of 4%. This are to be paid in cash. Hence you will at least need this component in cash. To sell your HDB so as to purchase condo, it can allow you to get funding for the remaining 15% or more, depending on how much loan you are eligible to.
For the details, it would be better if we can sit down and work the things out. This would allow you to clear all your doubts and understand how the whole process would be.

Yes you have made a correct start. It is always important to ascertain your financial well-being before proceeding with any sales or purchase. I can actually ask my panel of bankers to work out an affordability worksheet for you. Don't worry, you do not have to buy anything everntually even when the banks have worked out your finances for you.

Maybe you might want to give me a chance to assist you more? I have stayed in West Coast for the last 30 years of my life and hopefully should be more familiar with the Southwest.

Hi Jack,

Yes, you can use your cash proceed to pay for the deposit of your condo. I also realise that you mentioned COV, please take note that you will only get your cash after the completion of your sale.

Therefore, you must think of alternative place to stay for a few months while waiting for completion of your condo.

If you can afford the first 5% without sale proceed, you can consider taking bridging loan from bank.
