Hi,

In this case, it may be good to purchase under individual names for the 1st and 2nd property. This will allow both properties to be purchased as the 1st property under each name, and minimize the stamp duties involved.

SC 1st property - BSD of 3%
SPR 1st property - BSD of 3% + ABSD of 5%

Hi,

1) SC + SPR couples only need to pay buyer stamp duty (BSD) for their 1st property. No ABSD for matrimonial home.
2) SC + SPR couples buy 2nd property for upgrading; i.e. to upgrade (sell the 1st after purchase) can apply for ABSD remission after selling the 1st property.
3) SC + SPR couples buy 2nd property for investment; i.e. keep the existing property will incur 25% if buy together. But if only SC buys the 2nd property then will be subject to 17% ABSD.

Hi,

For their first purchase, if they are married, they need not pay ABSD as it will be their first matrimonial home.

If they were to buy a second property under both names, ABSD of 25% will be applicable. Do take note that if their first property is still under loan, their LTV will drop to 45%. This means that they will have to downpay at least 55% for their second property. CPF usage will also be capped, as they will need to set aside the Retirement Sum before being able to use the remaining balance for their second property.
